Building on EFC’s 2022 Sustainability Action Plan with Timberbrook Condominiums in Gaithersburg, Maryland, EFC partnered with Green Mechanics, BLLC to help the community develop a Stormwater Plan. The plan identified stormwater problem areas and produced a prioritized list of stormwater Best Management Practices (BMPs), along with a concept design for the top-ranked project.
EFC and Green Mechanics conducted a site visit to document drainage concerns, then combined field observations with additional data (e.g., topography and land use) to identify feasible project types and locations. The team presented options to residents, including visual examples and discussion of benefits, maintenance needs, and common concerns (such as mosquitoes and long-term performance). Resident feedback was gathered through a follow-up survey and incorporated into a prioritization matrix that also considered scientific and practical criteria, including potential nutrient reductions, implementation cost, and ease of maintenance.
Based on the final rankings, Green Mechanics developed a concept design for the highest-priority project: a 400 square-foot bioretention practice. Timberbrook received the Stormwater Plan, prioritization matrix, and concept plan to support future funding and implementation.
