Fall 2022 Colvin Capstone Competition Winner - First Prize

Veterans Property Investment Groups presents Morgan State at Broadway East and Southern Heritage Apartments. The mixed use, commercial (20,000 sf of Retail zone and 30,000 sf of Office area), and housing (78 multi-family units) development represents a transformational catalyst for the Broadway East neighborhood. Its presence will serve a long-disinvested community and act as the first step in anchoring the local neighborhood to bring economic growth and private investment to this Baltimore Opportunity Zone.

The Broadway East development with be the first project of its type for decades as the current condition is significantly blighted. Sitting on a North Ave. major thoroughfare in eastern Baltimore City, the plan will attract current residents, into improved housing situations, increase area density and add retail assets and restaurants to this food desert. The project will also support the local inhabitants and students by providing state of the art, local education opportunities at the vocational school and adult learning campus through the included Morgan State University on-site satellite campus.
