Vice President of Development

The Vice President of Development manages all aspects of development from acquisitions, due diligence, and entitlements through project construction and close-out.  Additionally, the Vice President may manage other development staff to ensure the achievement of objectives for each of the Company’s developments and assist with planning for the Company’s present and future development activity.

The Vice President of Development should have a minimum of 10 years of development experience and demonstrate the ability to capably perform the responsibilities outlined below and should also possess the following general knowledge and abilities:

  • Thorough knowledge of the development process with a solid understanding of and appreciation for all risk factors that must be evaluated in any development project.
  • Knowledge of and interest in sound business practices and how certain business practices can be effectively incorporated into the Company’s processes and standards.
  • Interest in organizational oversight for development staff, development activities, and Company-wide activities.
  • Appreciation for risk management and mitigation, document control, and systematized project execution.

 

Development Group Responsibilities

  • Manage all aspects of the development process, from acquisition to disposition/stabilization, for multiple property types – office, residential (rental and condo), hotel, etc., including projects with complicated joint venture structures.
  • Delegate effectively as needed and track progress of delegated work.
  • Prepare, analyze and review feasibility analysis and financial projections, prepare financial packages for internal review and approval and for presentation to lenders, financial partners, and Investment Committee.
  • Coordinate with lender, investor, attorneys, executive staff and accounting in order to facilitate closings.
  • Responsible for early development programming and master planning on development projects, including analysis of the design, value, cost, finance and disposition strategy.
  • Expedite a project’s path through complex entitlement processes and obtain all necessary approvals.
  • Meet with public agencies and neighborhood groups to develop support.
  • Work closely with federal, state and local agencies to facilitate required public improvements.
  • Negotiate partnership deal structures with investors, JV partners and public agencies.
  • Coordinate Development Group’s work with other Company functional groups – Acquisitions & Finance, Asset Management, Leasing.

 

Internal/Organizational Responsibilities

  • Manage current systems and processes that are in place and identify and install new ones that will improve the Company’s efficiency.
  • Recruit, train and mentor Development staff.
  • Represent the Company at industry events and to the real estate community as a whole.
  • Provide regular performance feedback to staff and conduct performance reviews for direct reports.
