Real Estate Private Equity Associate

Declaration is seeking an Associate to join the real estate private equity team in Bethesda, MD. The Associate will be a key member of the team that underwrites, structures, executes, and monitors commercial real estate investments. The Associate will work directly with various members of the RE private equity team. The position is a generalist role, with an emphasis on analytical / modeling / presentation tasks associated with portfolio management / reporting for existing investments, new acquisitions, and fundraising (depending on the changing needs of the business). This will allow for development of a diverse skillset with exposure to a variety of real estate investments across product types and geographies, typically in joint venture structures.
 

Declaration’s intent is for successful candidates to remain in this role for two years, with the opportunity to extend based on mutual agreement. As Declaration is a small, young, and growing firm, there are opportunities for a star associate to take on increasing responsibility over time.

Responsibilities

Perform asset-level and portfolio-level financial modeling and valuation analyses for existing and new investments

Execute asset management of existing investments by preparing and maintaining ongoing asset management models / reports including comparisons of asset performance vs. budget and hold-sell analyses

Monitor existing portfolio investments by reviewing monthly property level financials and participating in periodic calls with Declaration joint venture partners

Prepare and maintain investor marketing and reporting materials, including fundraising pitchbooks and due diligence questionnaires

Support property-level due diligence and market / sector research for new investments

Develop investment theses, prepare detailed investment committee materials and strategy whitepapers

Qualifications

Minimum of 1-3 years of directly applicable experience in commercial real estate, including investment banking, private equity and/or direct investing
Excellent financial modeling skills
Asset-level underwriting experience highly preferred
Strong analytical, communication, presentation, and interpersonal skills
Experience with Argus Enterprise and CoStar preferred, but not required
Strong work ethic and integrity Team player that is proactive and self-motivated
Ability to work effectively on multiple projects simultaneously and manage time efficiently
Distinguished academic and professional track record
