Financial Analyst: Transactions, Development & Residential Asset Mgmt

his position will serve a critical role in our real estate investment, development, and property management divisions. This role will support the acquisition activities from bidding and due diligence through closing and development underwriting and analysis efforts. This position will also support the operations and analysis of property management of residential portfolio. The main focus is on financial analysis, business plan development and asset management, but other analytical projects may be assigned. The ideal candidate will be intellectually curious, detail oriented, thrive in an entrepreneurial setting and want to be instrumental in building a special company.

The Analyst will report directly to the Director of Residential Asset Management and Transactions. The Analyst will perform a variety of routine, complex and specialized duties supporting the efficient operation of the department.

Responsibilities

General

  • Providing financial analysis to support asset disposition, acquisition and property management i.e., comparing cap rates, price/unit, and other return metrics as well as evaluating cash on cash yields IRR, equity multiples and ROI's
  • Performing financial analysis and due diligence for new development projects, assisting in underwriting and cash flow analysis.
  • Researching, analyzing and maintaining benchmark economic activity in target markets through competitive analysis for rents, sales, operating costs, supply and economic activity. demographic data and new development data.
  • Producing monthly financial reports to be delivered to the executive committee.
  • Assisting in the preparation and presentation of investment overview packages.
  • Assisting in meeting coordination, scheduling, documenting meeting minutes and organization as directed.
  • Other duties, responsibilities, and special projects as assigned

 

Asset Management

  • Assisting in the asset management of residential properties within the portfolio including implementing property-level business plans, participating in weekly property calls and producing asset management reports
  • Reviewing property-level financials, budget variances and construction draws monthly
  • Assisting senior staff with annual property-level budgeting and forecasting process

 

Transactions

  • Assisting the transactions team in all aspects of sourcing, underwriting and closing on acquisition opportunities including financial analysis, market research and due diligence coordination.
  • Deal Tracking– maintain a pipeline of all acquisition/investment opportunities, download all materials, and maintain/organize them on local network drive.
  • Assisting in composing written summaries and memorandums regarding potential acquisitions for review by the executive committee
  • Assisting with disposition activities including due diligence and closing coordination
  • Development Pipeline tracking– maintain and keep up to date all development opportunities in key target markets
  • Analyzing, interpreting, and underwriting complex multifamily and mixed-use real estate transactions.
  • Researching all relevant financial assumptions for underwriting including items such as all development costs, income assumptions, operating expenses, financing assumptions, etc.
  • Performing market research, demographic studies, apartment database reviews, and competitive analysis.
Qualifications

Education:                 Bachelor’s degree required, Graduate degree in Business, Accounting, Finance or Real Estate highly preferred.

Experience:               2-5 years’ experience in real estate acquisitions, accounting, finance, and/or development. 

Required Skills:        

  • Advanced understanding of Microsoft Excel, Word, PowerPoint, and Argus.
  • Must understand financial/accounting concepts and be familiar with navigating complex financial models for underwriting real estate transactions with excellent analytical, decision-making, and problem-solving skills and a drive for measurable results.
  • Ability to handle varying degrees of workload and effectively prioritize work and with excellent time management skills
  • Strong written and verbal communication skills and intellectual curiosity are a must.
  • Solid understanding of successful project management practices
  • Strong interpersonal skills; builds effective relationships
  • Must have a strong attention to detail, with the ability to create documents, reports, presentations, etc. that are accurate and ready for use by management.
  • Must be able to handle sensitive and confidential information with dependable judgment and impeccable integrity.
