Analyst-Asset Manager and Acquisitions

Our client, a well known residential, commercial and retail property business for over 50 years is looking to fill the following role of Analyst-Asset Manager and Acquisitions

Responsibilities

ASSET MANAGEMENT AND LEASING
 

  • For each office asset, prepares and distributes annual business plans, which includes a property summary and updated ARGUS financial model. The leasing parameters within the analyses shall be set collaboratively with the Vice President.

  • For each investment, tracks investment historical and projected performance.

  • Prepares portfolio of analysis of line by line operating expenses - highlights potential cost saving opportunities.

  • Track gross sales for retail and parking clients, distribute report quarterly.

  • Upon execution of LOI, instructs Outside Counsel on preparation of lease documents; Confirm agreed upon economic terms are incorporated and pro-rata share calculations are correct.

  • Maintains lease execution tracking for DC assets and prepares quarterly reports.

  • Monitors VTS, and ensures broker inputs for NER calculations are correct and updated.

  • Monitors third party listing of available spaces (CoStar) to confirm accuracy, consistency and completeness of all availabilities.

  • Tracks advertising and space prep budgets for each asset in the DC portfolio.

  • Monitors garage income and expenses including comparative analyses across locations and identifies opportunities for revenue enhancements and cost savings.

  • Continually researches submarket and micro-market competitive sets.


ACQUISITIONS
 

  • Reviews and completes NDAs or CAs on potential acquisitions.

  • Reviews and modifies ARGUS pro formas, verifies assumptions with the Vice President.

  • Reviews other pre-contract due diligence items as appropriate.

  • Researches submarket and micro market competitive sets.

  • Upon deal award, participates in due diligence including review of leases, contracts and capital improvements.

  • Works with Property Management, Lease Administration and Accounting Departments to ensure seamless onboarding of all acquisitions.

Qualifications
  • Bachelor s degree in real estate, finance, or related field of study, MBA or Master s degree preferred

  • Detail oriented

  • Self-motivated, and able to manage deadlines independently

  • Efficient with time management

  • Efficient with multitasking

  • Desire to learn


COMPUYTER SOFTWARE PROFICIENCY:

 

  • Microsoft Office (including Word, Excel, etc.)

  • Adobe Acrobat

  • PowerPoint

  • ARGUS

  • Knowledge of MRI, is a plus but is not required
