Kaywood Hall is a 96-unit, 140,000sf mixed-use development consisting of 40,000sf of ground floor retail with one-bedroom, two-bedroom, and three-bedroom residential units. The residences provide several amenities tied to the retail including an adaptive movie and performing arts theater, a restaurant, and a fitness center. This creates a public-private relationship between the residents of Kaywood Hall and Mount Rainier. The movie and performing arts theater will serve the existing area through a reimagined version of the former Kaywood Theater by adapting to the community’s needs. The current church will have a place of worship on Sundays while the theater retains the ability to entertain throughout the week with cinema, performing arts, galleries, and a comedy club. Kaywood Hall includes a family-oriented restaurant serving breakfast, lunch, and dinner. 100% of the units at Kaywood Hall will be rented at affordable rates, conforming to the area’s median income and providing local residents the opportunity to lease the newest apartments in the city. Three-bedroom units will account for 12.5% of the total unit mix, giving families the ability to stay on Mount Rainier. Kaywood Hall serves as a beacon of growth and incentivizes future development to continue within Mount Rainier.
