2024 Case Study Challenge - Honorable Mention
Sendero Verde is an innovative development that will pave the way for the future of low-income and sustainable projects. The development, through a partnership between Jonathan Rose Companies, L+M Partners, Handel Architects, Acacia, and NYC HPD, is a 100% affordable mixed-use development located in a recently rezoned area of Harlem, New York.
The development team won an RFP called SustaiNYC, which was put forth by the city to bring sustainable and community oriented development to a growing neighborhood in need of affordable housing.
The Sendero Verde development is the first of its kind becoming the largest affordable passive house in the world. The development will also contain areas for a community garden, K-12 school, and recreation spaces which are open to all members of the community.
The first phase of the mixed-use buildings will feature 361 residential units, ranging from low income to moderate income housing, along with over 20,000 SF in community space.
The project was fully leased upon opening, with a competitive lottery system determining which applicants are eligible for a lease.
The case study outlined presents a trailblazing development that serves as an example for future cities and developers to create affordable, sustainable housing, while also serving community needs.
