Pathways at Patterson

Pathways at Patterson, located at 1808 N. Patterson Park Ave along the major corridors of North Avenue and Gay Street within Baltimore’s Broadway East community, will be the first of its kind in the area. Aimed at spurring further development into this disinvested community, our anchor 164,000 SF community boasts apartments, grocery, commerce, a cafe, and townhome ownership. The 101,000 SF mixed-use building contains 75 affordable and market rate rental units. An 18,500 SF grocer and cafe will anchor the corner of North and Patterson Park Avenues. The corner of North and Collington Avenues will be anchored by a 2,000 SF Police Hub, in which local officers are provided complimentary space for administrative work and coffee, while providing security and service to the community. Rounding out the commercial component is the 3,000 SF Pathway Center which provides resources for paths to higher education, trade schools, and home ownership through the use of a Social Service Provider and the help of strategic local partnerships.

The project also contains 26 For-Sale Townhomes, with 6 being Live/Work Townhomes in which small businesses will provide services and retail sales. The development will achieve Enterprise Green Community, WELL, and Energy Star certifications. The project provides residents with renewable solar energy via rooftop and garage mounted solar arrays.
